Marsden Cove is envisaged to become one of New Zealand’s most sought after marine and holiday destinations.
While we have created a comprehensive plan for the entire project and anticipate it will take a number of years to complete depending on demand, we began by building a world class 230 berth marina which is Stage One and will become the focal point of Marsden Cove.

It will be further enhanced with attractive multi level resort style buildings offering a mix of tourist / retail businesses on the ground floors, and apartments above.
Around the perimeter of the marina basin opposite the commercial boulevard area will be a mix of substantial, high quality, free-standing homes, a limited number of condominium style developments and large dry stack berth building.

The next significant stage of waterways construction will require the building of a lock capable of taking craft up to 20m. The lock will ensure deep water is maintained throughout the balance of the development without having to construct unusually deep canals to allow for the harbour’s 4m tidal range.
Marsden Cove’s comprehensive vision includes the following ingredients:

- Retail / tourist space
- Public launching ramp and fuel berths.
- Marine service precinct - Offering a limited range of small scale ancillary marine services.
- Retirement living - A retirement village is planned with access to all the marine facilities allowing residents to continue their boating lifestyle.
- Marina - Offering casual and long term berth use.
- Canal front home sites - Offering residents the convenience of having your boat moored at home on their own private jetty.
- Affordable non canal front sites - Offering residents access to all waterways amenities, including shared private boat ramps.
- Comprehensive residential development - Complementary to the waterways neighbourhood, this type of housing will be limited to avoid adverse affects on conventional home sites, yet will allow for affordable entry into canal development and broaden community mix.
- Local reserves - These will enhance public access to canal network and recreational opportunities at neighborhood beaches. Reserves will be within a 5-minute walk of any waterways home.
